Yes, but it is not a separate check. The required minimum on an All In One® is that month’s interest, and it comes out of the same account your paycheck already lands in. There is no second payment to schedule. Whatever your deposits leave after the bills and that interest is the paydown, and it happens on its own.
Why the minimum is only the interest
A fixed mortgage runs on a schedule: a set payment, part interest and part principal, and the principal part retires the loan over thirty years. The All In One has no schedule. Interest is figured nightly on the actual balance, and the month’s charge is the sum of those nights. That charge is all the loan requires. Everything above it is your money, working by sitting there.
Say the loan is $400,000 at 6.5%, all figures illustrative. Interest runs about $71 a day, roughly $2,140 for a 30-day month with nothing in the account. A 30-year fixed at the same figures asks about $2,528 a month, $361 of it principal. The All In One’s floor is lower. That is not the good news it sounds like.
Now a real month. A $9,000 paycheck lands on the first, $6,000 of bills go out over the month, and $3,000 is left. The paycheck sat against the balance part of the month, so interest comes in a little under, about $2,100, and the balance ends about $900 lower. Small, and honest: that is just what did not get spent. A lower balance means less interest next month, so the same $3,000 retires more each year.
Where the answer flips
For a household with nothing left after the bills, the interest is the whole payment and the balance stands still. The fixed loan forces its $361 of principal whether the month was good or not; the All In One forces none. That is the risk: a lower required payment on a loan that never ends on its own. For that household the plain fixed is the better loan, and I would say so.
If you want to see the floor and the paydown on your own balance and paychecks, that is a 30-minute conversation, not an application. No credit pull, and when the fixed wins, that is the answer I give.
