I am waiting for rates to drop before I buy.
Rates might fall. Prices might rise. Rent is certain. The odds on that bet.
How to use it
- Enter the home you would buy today: price, down payment and the rate you are quoted now.
- Pick how long you would wait, and the rent you pay while you wait.
- Say what you believe: where rates are headed, how much they typically move in a year, and how prices grow and swing.
- Read the odds: the chance your payment is lower after the wait, and the rent you spend to find out.
What are the odds waiting wins?
Waiting for a better rate is a bet that rates fall more than prices rise, minus the rent you pay meanwhile. Here is that bet with odds on it. Every assumption is a slider.
The reasoning behind it
Waiting is a bet, and the honest answer to a bet is a probability. The tool draws four thousand futures for rates and prices from your assumptions and the historical size of yearly moves, then counts how often the payment after the wait beats the payment today.
It also totals the rent paid meanwhile, which buys no equity, and the extra down payment a higher price would need.
If you disagree with an assumption, move the slider. The draws are the same every time, so any change in the answer comes from your change, not from noise.
